Plans have been submitted for a Build-to-Rent development of 576 flats in Reading.

The application to Reading Borough Council, by developers Peveril Securities and Sladen Estates, is for the redevelopment and transformation of Napier Court in Napier Road. It follows consultation earlier this year.

The site, which is allocated for housing in the Reading Local Plan 2019, includes the demolition of three office buildings for the development of a series of 11-storey buildings of studio, one, two and three-bedroom flats. It will also feature a new rooftop private amenity space and an external terrace.

The development incorporates existing trees on site and buildings will be set in extensive landscaping with new public realm fronting Napier Road, along with storage space for 289 bicycles and an additional 20 cycle spaces for visitors. Parking is proposed for 39 cars and six motorbikes.

Ralph Jones of Peveril Securities said: “The project team has worked hard to ensure the scheme represents a truly sustainable development that enhances the surrounding area and provides much needed new homes.

“We have been keen to ensure plenty of space for residents’ bicycles and visitors. The site is well connected to central Reading, offering the ability for residents to walk into Central Reading for shopping, work or leisure.

“We have worked closely with our architects to design the development with sustainability and with the theme of Reading’s local buildings in mind. Peveril Securities and Sladen Estates have included 30 per cent affordable units peppered throughout the scheme.”

The 1.2 hectare development will include ancillary facilities for residents, including residents’ lounge, gym and workspace, together with a small retail unit at ground floor level.

If planning is approved, work will start on site next year with delivery in 2027.

De Morgan & Co and CBRE are retained as investment agents on the scheme.
