Burlington Property has won an appeal over plans for 92 homes and a GP surgery on land in Sarratt, Hertfordshire.

Boyer, acting on behalf of the developer, helped secure permission at the appeal which involved two planning applications, one for each of the two parcels of land within the scheme.

Both applications had previously been refused by Three Rivers District Council, primarily due to them being in the Green Belt. But the planning inspector found the scheme’s benefits outweighed its harms.

The two parcels are of 5.5 hectares and 0.7 hectares respectively. Of the 92 homes to go across the two sites 48 will be affordable, while nine will be self/custom-build.

On the larger site, a new doctor’s surgery will be built to replace an existing one.

“The development will deliver a range of benefits for the local community including a brand new purpose built GP surgery, enabling shorter waiting times and improved access to doctors.

“Furthermore, in providing over 50 per cent affordable housing, the development will go some way to assist Three Rivers in delivering much needed new family homes.”

Work is likely to start towards the end of 2025 and take around two years.

The project team also included i-Transport, Pegasus Group, EFM, Tetlow King Planning and Clyde & Co.
