SEGRO V-Park Grand Union has officially ‘topped out’.
When complete, the scheme will provide 134,500 sq ft of flexible light industrial space over six storeys.
The innovative development will form part of Grand Union, a vibrant new canalside neighbourhood of 3,350 homes being built by St George PLC.
St George PLC and SEGRO have formed a 50/50 joint venture to deliver the new building.
Designed to maximise space and accessibility, it will provide 134,500 sq ft of industrial space on a 1.7-acre plot of land.
The ground and first floors will provide over 100 parking spaces, along with electric vehicle charging points, and the flexible industrial space will be arranged over four upper levels providing up to 20 individual units, along with shared meeting rooms, breakout areas and wellness spaces.
Councillor Shama Tatler, cabinet member for planning, regeneration and growth said: “The Grand Union development is transforming an under-utilised industrial area into a thriving neighbourhood bursting with opportunity.
“Last year, we saw the delivery of 400 new homes and an impressive new community centre, along with almost 150 new jobs created for the local community.
“Today marks a significant and exciting milestone at SEGRO V-Park Grand Union. Alperton has a rich industrial history, and we are proud to be building one of the country’s first multi-storey industrial developments here.
“The council’s planning team has worked closely with St George to secure this state-of-the-art building. The revolutionary design will provide 134,500 sq ft of much-needed, good quality industrial space and create up to 250 jobs for local people.”
David Sleath, chief executive officer at SEGRO said: “The topping out at SEGRO V-Park Grand Union is a significant milestone for this project. This is an innovative multi-storey development, which will deliver much needed light industrial space in this area of London and forms part of an exciting housing-led scheme.
“V-Park Grand Union and the wider regeneration of the site demonstrates how delivering jobs and homes can come forward together.”
Piers Clanford, chairman of St George Plc and Berkeley St Joseph said: “Working in partnership with the London Borough of Brent and the GLA, and in close consultation with the local community, Grand Union is an excellent example of our approach to transforming a brownfield site into a pioneering canalside neighbourhood with new homes, jobs and over 50 per cent open space.
“To date, we have delivered 400 homes; 115 of which are affordable, the Grand Union Community Hub and opened up this previously inaccessible part of the canal. We have also employed 128 Brent residents including 17 apprentices from the local area, creating a place for everyone to live, work, collaborate and innovate.
“SEGRO V-Park Grand Union is an exciting and key part of this development that will bring further opportunity for job creation and new skills to the local area. The topping out marks an important milestone in our partnership with SEGRO and we look forward to welcoming occupiers next year once it completes.”
Jules Pipe, deputy mayor of London for planning, regeneration and skills said: “With a clear need for high quality, sustainable homes and suitable industrial workspace in London, this development serves both needs and showcases how innovative multi-storey industrial premises can fit well into London’s urban landscape.
“It’s great to see SEGRO and St George, working in partnership and contributing to London’s growth by delivering affordable homes, jobs, and apprenticeships.”
SEGRO V-Park Grand Union is expected to be completed in early 2024.
