Proposals for a 600-home development in Norfolk have taken a step forward after the land was acquired by Norfolk Homes.
The 97.16-acre site to the west of the A140 in Long Stratton has been purchased for an undisclosed sum.
The land – sold on behalf of the landowner by the development team at Savills in Norwich – is part of the wider Long Stratton project.
Planning permission was granted in September last year for 600 homes, with 213 already having detailed consent – the first major planning permission with a nutrient neutrality mitigation strategy signed off in the county.
Work is set to start imminently and the homes will be delivered along with associated open space and a new relief road that will connect Swan Lane with a new soon-to-be-constructed roundabout as part of the Long Stratton bypass being constructed by Norfolk County Council and part-funded by the developer.
In total the Long Stratton project will deliver 1,875 homes alongside a new school, sports pitches, community facilities, extensive open space for walking and cycling and new commercial and business opportunities.
Richard Shuldham, associate in the development team at Savills in Norwich, said: “Appetite for land and demand for new homes in Norfolk is growing – but the restrictions relating to nutrient neutrality have meant that activity has been somewhat subdued.
“However local authorities now appear to have greater clarity and we are starting to see more land enter the pipeline.
“This particular site is an important part of the wider Long Stratton project and we look forward to seeing how the scheme progresses – providing an exciting opportunity to deliver sustainable growth in the shape of high-quality residential use and significantly contributing to the supply of much-needed new homes in the local area.”
