Wandsworth Council Planning Committee has given the green light for the ambitious redevelopment of the Wandsworth Gasworks site, a project that promises to transform the area with the construction of 620 new homes.
This significant approval marks a pivotal step in rejuvenating the former industrial site, located at Swandon Way, Calor Gas Unit 9 and 10 Delta Business Park, Smugglers Way, and Land West of the River Wandle, The Causeway, SW18.
The redevelopment plan, which received a vote of six in favour and three against, includes a hybrid planning application. This involves both outline and detailed planning permissions for the demolition of existing structures and the phased development of four plots. The project will feature up to 620 dwellings, with 41 per cent designated as affordable housing, alongside 4,555 square metres of non-residential space. The detailed planning permission covers the construction of Building A1, which will rise to 29 storeys and include 178 dwellings and 789 square metres of retail and dining space. Building B will feature a three-storey podium and three buildings ranging from 13 to 15 storeys, accommodating 204 dwellings and a mix of restaurant, cinema, workspace, and retail areas.
The vision for the Wandsworth Gasworks development is spearheaded by Common Projects, in collaboration with historic landowner SGN and investment firm Mitheridge. The masterplan, crafted by shedkm, is supported by a team of renowned architects and designers, including MAX Architects, Carmody Groarke, BD Landscape Architects, Atelier Ten, Whitby Wood, and Quod.
A key highlight of the development is the creation of a new riverside park, offering 150 metres of accessible River Wandle and a bridge completing the Wandle Trail. Additionally, the project embraces Wandsworth’s cultural heritage by incorporating a music campus with state-of-the-art facilities.
