Brent has greenlit a landmark mixed-use development, at Staples Corner, a strategic growth area.

Spearheaded by Amafhh Investments and designed by TODD Architects, this ambitious project will transform the site into a vibrant commercial and residential hub. The development will feature a 22-storey hotel with 210 beds, complemented by 1,038 m² of conference facilities, and 1,133 m² dedicated to a community hall.

With plans to replace existing structures, the development will include notable mixed-use elements such as flexible employment spaces spanning 4,858 m² (GIA), and a remarkable 24,712 sq. m GIA complex offering diverse opportunities for industrial and commercial use. Additionally, two linked buildings of 18 and 31 storeys will bring 307 residential units to the area, supported by 395 sqm of commercial and community spaces.

Councillor Muhammed Butt, leader of Brent Council said: “We desperately need more homes for residents that are safe, secure and affordable to live in. In our borough alone, we have hundreds of families facing homelessness every week.

“I’m pleased that all four applications were granted approval by our Planning Committee, unlocking a new hotel, affordable workspaces and a state-of-the-college. Brent Council is proud to play its part in helping the government to achieve its target of 1.5m new homes across this Parliament.”

Strategically located at the junction of Edgware Road and Oxgate Lane, with easy access to the A5, A406, and the M1, this site offers exceptional connectivity for both businesses and residents.
