Brent Council has greenlit a significant development by Wembley Edge Property Ltd and BUJ Architects, set to transform a brownfield site at Glynns Skip Hire, Fifth Way, Wembley, HA9 0JD, into a vibrant student accommodation hub.

The development will replace existing structures with two new purpose-built student accommodation (PBSA) complexes, spanning seven buildings with heights ranging from 5 to 15 storeys. This project includes 1,232 square metres of light industrial spaces and a 100 square metre café, addressing both the educational and commercial needs of the area.

The redevelopment is set to deliver a total of 759 student bedrooms, comprised of 192 cluster units and 567 studio units, with 50 per cent designated as affordable student accommodation. This aligns with local housing strategies and the burgeoning demand for student spaces across the city. Additionally, the plan incorporates 609 cycle parking spaces, essential for sustainable transport initiatives, alongside facilities for disabled parking and onsite servicing.

Occupying approximately 0.6 hectares, divided by Fifth Way, the project utilises both the larger southern parcel and a smaller northern section of the land. The inclusion of public realm enhancements, landscaping, and highway alterations signifies a holistic transformation, positioning the site as a forthcoming hub of student life and activity.

The developers advocate that this project will rejuvenate an underutilised area, contributing positively to Brent’s housing targets while aligning with broader urban developmental goals. This initiative exemplifies how strategic redevelopment of brownfield sites can meet diverse logistical and social needs in an urban context.
