Council officers have recommended approval for a scheme of up to 50 homes in Arborfield.
Wokingham Borough Council’s planning committee will consider Anwyl Land’s outline proposals to develop a 2.36-hectare, triangular site off Langley Common Road at its November 13 meeting.
The former agricultural land, more recently used for horses to graze in, falls in the Barkham parish. The plans are facing 84 objections from residents
Although recommended for approval, that decision depends on specific requirements being met within an agreed s106 Agreement.
Officers are seeking:
- 40 per cent on-site affordable housing.
- And employment and skills plan or financial contribution.
- Mitigation measures with regard to the Thames Basin Heaths Special Protection Area.
- Details of road status, ie private or adopted (and the establishment of a management if private).
- Contributions for open space, sport and recreational facilities standards.
- Relocating a bus stop.
- A bus service contribution.
- A Landscape Ecological Management Plan (LEMP).
The team on the project includes Astle Planning & Design, Hourigan Planning, Aspect Landscape Planning and Axis on transport.
