Outline plans for up to 70 homes in Arborfield have been submitted to Wokingham Borough Council.
The scheme, proposed jointly by Croudace Homes, Vortal Homes and Falcon Developments (SE), follows refusal of a plan for up to 95 properties on the same site, north of School Road last December.
Changes to the earlier scheme include:
- Rearranged density
- Enhanced landscaping and green buffers
- Open space repositioned to the centre
- A redefined access strategy
- Increased biodiversity net gain to 34.48 per cent
- New flood risk mitigation and drainage
It has a 40 per cent proportion of affordable homes.
The 5.52-hectare site is smaller than the refused scheme, which itself is a reduction on a scheme for up to 120 homes, which was refused in 2018.
The team on the project includes Marrons on planning and architecture, and TPA on transport.
