Churchgate’s proposal to replace a derelict care home in Woking with another has been recommended for approval. 

Woking Borough Council’s planning committee will consider Churchgate Woking’s plans for a 74-bed home at The Meadows in Bagshot Road, Knaphill at its Tuesday, September 2 meeting.

A plan for a 54-bed extra care home was dismissed at appeal in 2021 but a later application for an extra care home of 34 units was approved and remains valid although Churchgate Woking, a trading arm of Boutique Care Homes, has been unable to find a buyer for that proposal.

The current plan for the 0.48-hectare site which is within the Green Belt, has a total floor space of 3,995 sq m, compared to 3,554 sq m of the previously permitted scheme and 981 sq m of the existing building.

A report to Tuesday’s meeting suggests the development is permissible due to changes in the NPPF in December 2024.

The team on the project includes RM Design Group on architecture, Freeths on planning, EcoSystems on ecology, PJC Consulting on arboriculture and Paul Mew Associates on transport.
