Cala Homes (Thames) has won consent for 90 new homes off Ascot High Street.

The Royal Borough has approved Ascot Gardens, a mix of one and two bedroom flats and two, three and four-bedroom houses, which will have solar panels, air source heat pumps and will be built using timber frame construction. A total 36 of them will be affordable.

New pedestrian routes will be created through the site, from the High Street to St George’s Lane.

Laura Bheenick, senior planning manager for Cala Homes (Thames), said: “We’re delighted to have secured planning permission for this exemplar development on Ascot High Street. This high-quality scheme represents a collaborative and positive working relationship with officers at the Royal Borough of Windsor and Maidenhead in conjunction with the wider community.

“Our sensitively designed development will deliver much needed, high-quality homes in Ascot, with 40 per cent being delivered as affordable housing. Our development will enhance the public realm along the High Street and deliver new landscaping and play spaces. We look forward to starting the development in early 2026 and launching the development in September 2026.

“We also understand the importance of community engagement, and we’re particularly keen on this site to involve the wider Ascot community in our deliverance of social value through our Community Pledge.
