Present Made has won planning approval for Eddington 2, its first single-family BTR scheme.
The firm was launched in 2021 by Apache Capital, aiming to deliver 3,000 eco-friendly smart homes using MMC.
Eddington 2 is set to be the UK’s first single-family BTR development, which will be integrated into the University of Cambridge’s 150-hectare North West Cambridge masterplan.
The 373-home scheme was designed by Jo Cowen Architects and has a GDV of £160 million.
The development will focus on sustainable living, and uses ‘people before cars’ masterplan, with expansive green spaces and liveable streets to encourage health and fitness, while ecology corridors and edible gardens will support the local biodiversity of the area.
Present Made will develop, own, and manage the scheme, having been appointed to develop the site in Q3 2021 by the University of Cambridge.
The new development forms part of the wider University of Cambridge’s North West Cambridge masterplan, which includes 3,000 homes; 2,000 student bed spaces; 100,000 sq m of new employment floorspace; 5,300 sq m of gross retail floorspace; space for senior living, a community centre, police and health facilities, a new school and nursery, hotel, energy centre and extensive open space and landscaping.

“High-quality rental housing that is flexible yet secure in tenure, attainably priced and responsive to the needs and wants of modern renters is critical to addressing the shortage of accommodation in the Cambridge market.
“It is widely recognised that Cambridge is in need of greater housing provision. The government, at all levels, should be finding ways to harness the growing weight of institutional capital looking to help fund the delivery of high-quality housing schemes such as Present Made of Eddington.”
Construction is due to start later this year, with practical completion expected in 2024.
