Angle Property and Cala Homes have won an appeal for 135 new homes and community amenities on undeveloped Green Belt land in Hertfordshire.

Following a four-day public hearing last month on the Rectory Farm, Kings Langley project, planning was approved.

“This is an important decision relating to a site that was due to be released from the green belt to meet Dacorum’s acute housing land supply shortfall, before a change in administration reversed the council’s strategy, leaving our clients with the only option to seek planning permission via appeal,” said Edward Ledwidge, Montagu Evans partner who advised Angle Property and Cala Homes.

“The Inspectorate had a clear path to let this appeal based on the evidence supporting additional homes in this area to meet the immediate requirements of the borough and coupled delivery of other social, economic, and environmental advantages. The ruling has also significantly established how Grampian planning criteria may be used to guarantee mitigating – in this example, relating to the supply of off-site acceptable alternative natural green space which has been a major obstacle to home construction in Dacorum and elsewhere.

“Not only does this result let our clients move forward, but the decision establishes some crucial points of principle that may help the delivery of other sustainable housing sites in areas of need.”

Landmark Chambers, Fierra, JTP Architects, MacGregor Smith, Aspect, SCARP, Emery Planning, Tetlow King and BCLP LAW all backed the planning appeal.
