Vistry has exchanged contracts to acquire a site with consent for 540 homes in Yarnton, near Oxford.
The 33.75-acre site, known as Yarnton Fields, four miles north west of the city, also has consent for a community hub and elderly/extra care provision, a new playing field for William Fletcher Primary School as well as public open spaces and a community woodland.
In total it has a minimum 43 per cent proportion of affordable homes.
A reserved matters planning application is planned for submission to Cherwell District Council in Spring, with work likely to commence in early 2027.
Trevor Wicks, managing director for Vistry Thames Valley, said: “Yarnton Fields is an exceptional site in an outstanding location close to Oxford city centre and we are very pleased to have reached this important
milestone in the creation of a new village community. The delivery of 540 high-quality homes, alongside the provision of a community hub and multiple additional facilities, will help to address Oxford’s chronic housing need while providing the infrastructure required for new neighbourhoods to flourish.”
The vendor was advised by Newmark.

“43 per cent proportion of affordable homes”.. no doubt watered down (to a couple in one corner) after development starts as ‘being not economically viable’ along with the community spaces and the ‘multiple additional facilities’…
