The Ealing Planning Committee has approved a redevelopment project at SEGRO Park, Perivale, involving the demolition of existing structures to create five new industrial units.

These units, designed for flexible use under classes E(g)(iii), B2, and B8, will cover 17,346 sq m, slightly reducing the current floorspace by 330 sq m. The development aims to enhance industrial capacity and is aligned with London Plan policies.

It will feature one large central unit, three adjoining units, and a standalone unit, with heights ranging from 13m to 15m. The design incorporates contemporary aesthetics with functional elements, including photovoltaic panels and Air Source Heat Pumps, achieving a significant reduction in CO2 emissions.

The project promises to support 248-481 full-time jobs and includes 145 car parking spaces. Environmental enhancements include new green spaces, rain gardens, and a biodiversity net gain. The development is expected to have limited transport impacts, mitigated by S106 contributions for sustainable travel improvements.

These contributions total £437,620 and cover public realm enhancements, cycling feasibility studies, air quality improvements, and employment skills training. The proposal aligns with the Ealing Core Strategy.

The project will provide modern employment space, increase local job creation, and support infrastructure and air quality improvements, advancing the strategic industrial location’s objectives.
