Persimmon Homes Wessex and a local housing association have marked their agreement to deliver affordable housing at a site in Midsomer Norton.
Contracts have exchanged on 54 properties that Persimmon will hand over to Selwood Housing, once complete.
These will be delivered before the second half of market homes are occupied.
35 of the homes included in the deal are earmarked for social rent, with the remaining 19 for shared ownership.
All of the properties will come equipped with solar panels and electric vehicle charging points.
Planning permission for the wider 180 home scheme was granted in January of this year.
