Following approval of the outline planning application for Station Hill by Reading Borough Council in 2021, Lincoln MGT has submitted further proposals for the next phase of development at Station Hill in Reading.
A public consultation on the proposals was undertaken during the second half of 2025, including an exhibition at ONE Station Hill which ran between 7 and 24 November, and attracted strong interest from the local community in Reading and across the wider Thames Valley region.
The next phase of development – designed by Gensler – will be residential-led, providing 600 private and affordable homes, located along Greyfriars Road and Garrard Street, alongside active retail and leisure uses at ground-floor.
The existing public realm will also be expanded, with a new pedestrianised route from Greyfriars Road to Garrard Street, linking the station and town centre.
Station Hill Gardens will also be extended, offering a range of cultural and community benefits for residents.
Once the next phase of the development is delivered, it will add to the existing neighbourhood at Station Hill, comprised of 598-home development EBB & Flow, and ONE Station Hill.
