High Path’s regeneration in Merton is moving into a new phase, aiming to create a greener, safer, and more pedestrian-friendly neighbourhood with a wider choice of spacious new homes, plus a new park and community facilities.
The wider £1bn Merton Regeneration Project will deliver 2,800 homes overall, replacing 1,000 existing homes and building 1,800 new ones. Following extensive public consultation, residents made clear that keeping the community together and improving neighbourhood safety were key priorities.
The latest update confirms that High Path has entered Phase 2, with The Hill Group continuing its partnership with Clarion Housing Group as construction partner. This phase will provide 147 new homes, including houses on Abbey Road and apartments at the corner of High Path and Pincott Road. Most of the new homes will be for social rent, alongside homes for resident homeowners. Phase 1 has already delivered 134 homes, with around 90% occupied by existing residents, setting the foundation for the next stage of long-term estate transformation.

These high-quality homes will provide much-needed social rent housing alongside homes for existing resident homeowners.
