Premium housebuilder makes first Central region delivery as group expands East Anglian brand into Oxfordshire

Homebuilding group, untypical has expanded into Banbury with the acquisition of land for 113 new homes through its Hopkins Homes brand, marking the premium housebuilder’s first entry into the Central region.

Hopkins Homes, will introduce a combination of heritage-inspired design and modern living to Oxfordshire buyers.

The move follows reserved matters approval for untypical’s Phase One at the site, where sister brand Tilia Homes will deliver 78 homes at Duke’s Meadow, off Dukes Meadow Drive, with work expected to start in May 2026.

Duke’s Meadow is located adjacent to the Hanwell Fields development, approximately 1.8 miles from Banbury town centre. The site benefits from convinient transport links, with Banbury Railway Station providing regular services to London Marylebone, Oxford, Birmingham, Coventry, and Leamington Spa.

James Huckerby, operations director for untypical’s central region, said: ” The exchange of contracts on this land marks a pivotal moment for untypical and demonstrates our commitment to delivering diverse, high-quality housing solutions in Banbury.

“By bringing Hopkins Homes to the Central region, we’re introducing a premium product that has earned exceptional customer satisfaction in East Anglia.

“With its focus on superior craftsmanship, traditional architectural details, and modern energy efficient design, Hopkins Homes will provide a lasting, sustainable contribution to the Banbury community.  Together with the Tilia Homes phase, we’re creating a cohesive new community that offers choice and quality while meeting local housing needs.”

Richard Foxon, managing director at Newton LDP, who represent the landowner, said: “Following the sale of Phase 1 to Tilia Homes, it was great to have been able to conclude an early sale of Phase 2 to its sister company Hopkins Homes, rather than have to wait for the access roads and services to be delivered before a sale could be progressed.

“As development land agents, our role is to identify opportunities and use our professional relationships, technical expertise and contacts to deliver positive outcomes such as this. As a team, we are proud to be helping shape a lasting legacy and look forward to seeing the delivery of much-needed, high-quality new homes that Hopkins Homes will bring to Banbury.”

William Main, managing director at Manor Oak Homes, said: “The Banbury site is a strong example of Manor Oak Homes’ ability to unlock complex land opportunities through a carefully considered planning strategy.

“Rather than pursuing a single outline application across the entire site, which would have been unlikely to succeed, we adopted a phased approach, securing consent incrementally and demonstrating deliverability at each stage.

“This strategy has proven successful, with the first two phases being sold to Tilia and Hopkins Homes, totalling 192 dwellings. It will be extremely rewarding to see the development taking shape on the ground. As momentum continues, we have secured resolution to grant for Phase 3, comprising 150 homes, which will be launched to the market in the near future.”

Development timeline

Work on the site is expected to start in May 2026, further details, including design specifications and anticipated timescales, will be announced in due course.
