GOYA Developments and joint venture partner Hillwood have secured a new occupier at Hurricane Urban Hub in Woodley, Reading, with Iberital UK, trading as Jaguar Espresso Systems, leasing 21,118 sq ft at the newly developed urban industrial scheme.

The letting of Unit 8 takes Hurricane Urban Hub to 28 per cent occupied, demonstrating the appeal of the development to occupiers seeking high-quality, strategically located industrial and warehouse space.

Iberital UK, trading as Jaguar Espresso Systems, is a supplier of Iberital espresso machines, parts and barista supplies. The occupier has signed a 10 year-lease and the quoting rent was £18.50 per sq ft.

The transaction follows the recent sale of Units 9 and 10 and leaves a range of units available from 10,615 sq ft to 75,694 sq ft. The 10-unit development provides a total of 186,496 sq ft of new urban industrial accommodation.

Located on Headley Road East in Woodley, Hurricane Urban Hub is approximately 1.4 miles from the A329(M), providing direct access to Junction 10 of the M4, and is around 4.7 miles from Reading town centre.

Hurricane Urban Hub has been delivered to a high specification, with units benefiting from a minimum 8.5m clear internal height, power supplies ranging from 120kVA to 330kVA per unit, 50kN/m² floor loading, secure yard areas, electric level-access loading doors and yard depths ranging from 16.5m to 30m.

The scheme also places a strong emphasis on sustainability, with EPC A+ ratings, BREEAM ‘Excellent’ certification, roof-mounted PV panels and electric vehicle charging points.

The buildings incorporate a range of energy-efficient technologies designed to reduce occupiers’ environmental impact and running costs.

The joint agents are Haslams Chartered Surveyors, DTRE and Hollis Hockley.
