A Hertfordshire arable farm of more than 460 acres is on the market for a guide price of £5 million.

Kingswoodbury Farm in Clothall, near Letchworth Garden City, is listed for sale with rural property agent Savills.

The holding includes a seven-bedroom let farmhouse along with arable farmland, woodland and pasture. There are also two former residential dwellings with planning permission for development and a number of farm buildings.

At the heart of the holding is a 19th century farmhouse that extends to approximately 4,311 sq ft. Opening into an entrance hall, the ground floor accommodation includes a sitting room and a dining room – both with fireplaces – alongside a kitchen, study, utility room, store room and bathroom. The first floor is home to seven bedrooms and a family bathroom.

The arable land is classified as Grade 2 and 3 and extends to almost 400 acres, with the balance made up of grassland, woodland and miscellaneous areas including buildings, ponds and tracks.
