Three units at Vulcan Business Park, a new warehouse and light industrial scheme near Gatwick Airport, have been let quickly by property consultancy Vail Williams.

The lettings cover Units 1, 2 and 7, which have been let to Quantum Electrical Distribution, IFZW Maintenance Ltd and Wuva Ltd. Vail Williams is now marketing the remaining four brand-new units on behalf of landlord Vulcan Business Parks Ltd.

The available units are each about 2,433 sq ft and are being offered with quoted annual rents from £36,495. Built in 2021, the business park forms part of Persimmon Homes’ wider Crawley North East Sector development, which will include 1,900 homes alongside a neighbourhood centre, school, nursery, medical centre and employment space.

The site is prominently located on the north-eastern edge of Crawley, with visibility from the London to Brighton railway line and strong transport links via the M23, Gatwick Airport, Three Bridges station and Crawley town centre. Facilities include allocated parking, WC and kitchen connections, mains gas, electric loading doors, three-phase power, and a minimum of eight metres of eaves.

Vail Williams partner Steve Berrett and surveyor Jake Collins, both based in Crawley, are leading the marketing. Berrett said demand has been strong, with the shell-and-core units proving popular because they can be fitted out to suit tenant needs. He added that the space suits SME start-ups and growing businesses seeking modern, flexible premises in a well-connected location.

The park also benefits from proximity to Manor Royal, where major occupiers include Virgin Atlantic, Thales, Nestle and Elekta.
