On 14 October, Beechcroft announced plans to build 45 new luxury retirement homes in West Horsley, Surrey, with a gross development value of £31 million, backed by Close Brothers Property Finance.
The scheme targets over-55s and will include a mix of two-bedroom houses and apartments on a three-acre site surrounded by mature trees and hedgerows. The development is designed to Beechcroft’s high standards and will feature landscaped grounds, a communal lounge, a guest suite, allocated parking, electric vehicle charging points, and an Estate Manager to oversee maintenance of both private and communal areas.
This latest funding continues a long-running relationship between the two companies. Close Brothers Property Finance has supported Beechcroft for more than 17 years and has helped deliver over 850 homes across 30 sites, with a combined gross development value of more than £500 million. The lender said the partnership has given Beechcroft the certainty needed to keep investing in premium retirement communities despite challenging market conditions.
The West Horsley project also marks Beechcroft’s return to the area, following its earlier award-winning Frenchlands Gate development in nearby East Horsley. Beechcroft already has planning permission for the site.
Chris Thompson, managing director of Beechcroft, said the company has built a strong collaborative relationship with Close Brothers and that their support has enabled Beechcroft to acquire sites in sought-after locations across the southern counties and deliver exceptional retirement and special project homes. Phil Hooper, ceo of Close Brothers Property Finance, said the lender is proud to support Beechcroft, describing the developer as a benchmark for luxury retirement living with a strong vision and quality product.
Construction is due to begin in late 2026, with the first sales expected in Spring/Summer 2027. Beechcroft invited interested buyers to contact its sales team for more information.
