Plans have been submitted for a scheme of more than 11,600 sq m of commercial ‘mid-tech’ space in Cambridge.
Wrenbridge and Cambridge City Council have jointly applied to develop a 2.55-hectare site off Mercers Row in the north of the city.
The hybrid application is set out in two phases. The first, on 1.23 hectares of the site (mostly the former DS Smith paper recycling depot), seeks full consent for two buildings, totalling 5,956 sq m. Use classes include E(g)(ii), E(g)(iii), B2 and B8.
The second phase, on 1.32 hectares (currently self-storage, a children’s soft play centre and nursery and a grocery delivery centre), seeks outline consent for up to 5,700 sq m with the same use classes.
The phase two element is currently envisaged to involve two buildings, one split into three units.
Some of the existing uses, notably the children’s soft play centre and nursery, could be established in the redeveloped scheme.
The team on the project includes Allies and Morrison as design architect, CMP as executive architect, Stantec on planning, heritage and landscape and KMC on transport.
Stantec’s planning statement concludes: “The larger buildings, sought through the detailed element, and the flexibility to bring forward different sized units in the outline element, creating an estimated 260 jobs, is a significant benefit to the local economy, against which there are not considered to be any negative social or economic impacts.”
