Hammersmith and Fulham Council has approved the redevelopment of a riverside office into a care home.

The site, Chivas House at 72 Chancellors Road, London, will be transformed by KYN Devco Ltd and PPR Estates Ltd, with Nexus Planning overseeing the project. The plan involves converting the existing office building into a 45-bedroom care home for older people. This includes refurbishing the building, altering facades, removing ducts, modifying window sizes, replacing curtain walling, and installing new roof plant and PV panels. The project also includes cycle parking, car parking, and landscaping improvements.

The loss of the current employment use has been justified, and the care home is deemed acceptable in terms of land use. The proposal is expected to meet the borough’s unmet need for care home beds and provide high-quality accommodation in an area with good public transport access. It is anticipated to have no adverse impact on neighbouring amenities or local services.

PPR Estates had confirmed its acquisition of Chivas House for a £55 million regeneration project. The site, located on the prime Thames riverfront, offers views of Hammersmith Bridge and includes over 34,000 square feet of office space across four floors, along with undercroft parking, plant space, and a large riverside courtyard. The building has been vacant since the COVID-19 pandemic due to changing business needs and is now surrounded by residential properties, making it unsuitable for office use.

Jon Caplan, Managing Director of PPR, expressed excitement about adding this site to their office regeneration portfolio. PPR aims to bring the site back into viable use in an environmentally and socially beneficial way.
