Two new applications have been submitted to replace retail units in Botley Road, Oxford with a total of 30,000 sq m of laboratory space.

British Land has applied to Oxford City Council to build two units totalling 21,470 sqm on the site of Units 1 and 1a at 195 Botley Road, currently occupied by Currys and Tapi Carpets and owned by British Land – see image above.

That site totals 1.12 hectares and has 242 parking spaces while the proposed development has just two ‘accessible’ parking spaces and 250 cycle spaces.

The scheme proposes one building of ground plus three storeys and another of ground plus four and a plant level. It is intended there will be ground floor amenity space run by a community-based organisation and open to the public.

In a separate application British Land has applied to replace Units 2 – 5 at 195 Botley Road, another site it owns, with another laboratory scheme of 8,710 sqm – see image below.

Current occupiers of the 2,913 sq m of existing space are Pets at Home, Wren Kitchens, Bensons for Beds, and Screwfix across 0.41 hectares. The same parking area currently serves both retail sites.

The proposed scheme which has ground plus three storeys and a plant level has 11 car parking spaces and 102 cycle spaces.

The team on both projects includes DP9 on planning, Owers Warwick on architecture, SLR on transport planning and Bidwells as project manager.

The new schemes are in addition to approved schemes Fabrica, Inventa and the proposed New Barclay House at Botley Road.
