Royal Mead, Bath, has achieved full occupancy, as Equisoft UK and Wealthtime have committed to taking 17,750 sq ft of office space.

Alchemy Asset Management, on behalf of CBRE Investment Management, secured the two new lettings to take the building to full occupancy. The lettings also set a record rent for the city.

Royal Mead was acquired by CBRE IM in 2017 and underwent a significant refurbishment in 2022.

Following refurbishment, the scheme achieved BREEAM Excellent, EPC B and benefits from WiredScore Gold and ActiveScore Platinum accreditations.

Insurance and investment software solutions provider, Equisoft, has secured the first floor of 6,828 sq ft on a 10-year lease.

Wealthtime, the investment platform, will occupy the second and third floors totalling 10,928 sq ft.

Guy Bishop, director at Alchemy Asset Management said: “Royal Mead provides the best office space in Bath, one minute’s walk from the station and only a few minutes from the world class heritage, retail and leisure facilities which make Bath such a unique environment.

“Royal Mead pairs this unique setting with an exceptional refurbishment to align with the needs of occupiers like Equisoft and Wealthtime.

“In so doing, and with a general increased confidence in key regional city office markets, we are delighted to have achieved a record rent for Bath, on the third floor in acknowledgement of the quality of amenity, strong ESG credentials and prime location of the building.”

Natalie Tanner, senior director at CBRE Investment Management, added: “Reaching full occupancy at Royal Mead is a fantastic milestone and is a reflection of the quality of the refurbishment and the strength of demand for best-in-class office space in regional cities like Bath.

“Our ambition was to create a workplace that reflects the needs of today’s modern occupier – ESG-compliant, highly amenitised, and well connected – and we’re proud to have delivered on that. We’re pleased to welcome Equisoft and Wealthtime to the building.”

Knight Frank and Lambert Smith Hampton acted for Alchemy Asset Management and CBRE IM. C Squared acted for both occupiers.
