Bidwells has been re-appointed as joint occupational agent on a significant new urban logistics development at Northern Way, Bury St Edmunds.

The 6.44-acre site was recently acquired by Fiera Real Estate and Wrenbridge. It will deliver approximately 160,000 sq ft of Grade A industrial and logistics space across a series of units. The scheme will address the growing demand for high-quality industrial space across Suffolk and the wider A14 corridor.

The development will comprise speculatively built units ranging from 10,000-40,000 sq ft, with flexibility to combine units to create a single warehouse of up to 80,000 sq ft.

The buildings target EPC A and BREEAM ‘Excellent’ ratings, reflecting increasing occupier focus on energy efficiency and future-proofed space.

Approximately 1.65 million people live within a 45-minute drive of the site, reinforcing Bury St Edmunds’ position as a key logistics and distribution hub for the region.

Walter Scott, partner for industrial & logistics agency at Bidwells, said: “Bury St Edmunds continues to demonstrate strong fundamentals as an established industrial and distribution location, yet supply of modern, sustainable space remains constrained.

“This scheme will provide much-needed Grade A space in a highly accessible location, attracting strong interest from both regional and national occupiers seeking quality space along the A14 corridor.”

The scheme is being developed by Wrenbridge and funded by Fiera Real Estate on behalf of its joint venture with a UK institution. Practical completion is anticipated by mid-2027. Units will be available on both a leasehold and freehold basis.
