The Residential Development Land team of global property consultancy Knight Frank has successfully sold a £30 million GDV development opportunity in North West London, acting on behalf of Aedifica UK Ltd.
The property, formerly known as Blenheim Care Centre, is located in West Ruislip, a charming suburban town in the London Borough of Hillingdon. Extending to approximately 0.58 acres, the site has a positive pre-application to build 83 new residential apartments across six floors, including 62 under-croft parking spaces.
This development will efficiently use the existing land, aligning with the housing goals and standards outlined in the National Planning Policy Framework, London Plan, and Hillingdon Local Plan.
Nick Alderman, Partner and Head of Central London Land at Knight Frank said: “This sale underscores the continued demand for well-located development opportunities in outer London boroughs. The site’s proximity to transport links and the positive pre-application makes it an attractive prospect for residential development, particularly given the strong demand for housing in the area. We anticipate this project will make a significant contribution to the local housing supply while regenerating a vacant brownfield site.”
The site benefits from excellent transport links, including London Underground and National Rail services, providing easy access to Central London and the Midlands. West Ruislip offers direct access into Marylebone on the Chiltern Line in 14 minutes, Marble Arch in 35 minutes, and Bank Station in 45 minutes via the Central Line. Road connections are also convenient, with the A40, M40, M25, and M4 easily accessible. Heathrow Airport can be reached by car in less than 20 minutes for international travel.Once the development is completed, residents can enjoy an array of open spaces, including Ruislip Lido, a popular destination for boating, fishing, and picnicking, and Ruislip Woods Nature Reserve, home to various wildlife and flora. Ruislip also boasts several Ofsted ‘Outstanding’ primary and secondary schools, making it an attractive location for families.
