The Brent Planning Committee has greenlit a significant redevelopment project in Wembley, marking a transformative phase for the historically vibrant area.

 Spearheaded by Hill Group in conjunction with the College of North West London, the redevelopment involves two major planning applications centered around Crescent House at 130-140 Wembley Park Drive.

The ambitious project outlines the demolition of the current structures to pave the way for two striking towers. Rising to 18 and 31 stories, the new development will feature 307 residential units. Impressively, 20 per cent of these homes will be designated as affordable, highlighting the project’s commitment to inclusive housing.

This residential-led scheme, classified under Use Class C3, promises a blend of functionality and community engagement. It includes flexible commercial and community spaces within the Class E and F2 use categories, ensuring that the development becomes a lively hub for residents and visitors alike. Furthermore, with 179sqm of commercial space and 216sqm of community areas, the project emphasizes versatility and accessibility.

Key features of the updated proposal focus on maximizing residents’ quality of life. Notably, over 90 per cent of the homes will be dual aspect, enhancing natural light and ventilation. The architecture reflects contemporary elegance with semi-recessed balconies for privacy and materials chosen to complement the surrounding masterplan.

In addition to superior living experiences, sustainability is a cornerstone of the design. All homes will achieve a minimum EPC rating of B, underscoring the development’s dedication to energy efficiency. This redevelopment not only promises a fresh chapter for Wembley but also sets a new standard for urban residential projects.
