Blue Coast Capital and Jansons Property have secured consent for a 142,433 sq ft logistics and industrial scheme at the site of the former Dell head offices in Bracknell.

Demolition has been completed at the 8.1-acre site and the developer is targeting practical completion in Q2 2027 for the new three-unit scheme, which will have B2 (general industrial) and B8 (storage & distribution) use classes.

Units will range from 15,782 sq ft to 72,672 sq ft and the scheme has been designed to achieve BREEAM Outstanding and EPC A.

Andy Jansons, managing director for Jansons Property, said: “This is a great example of what we do – take tired office sites that no longer work and turn them into high quality logistics space that the market requires.

“Bracknell is a strong location with very little modern supply, and this scheme allows us to unlock real value while delivering sustainable, future-ready buildings.”

John Stacey, managing director of UK Real Estate for Blue Coast Capital, said; “We are delighted to have secured planning approval for our proposals at the former Dell House, Bracknell.

“Working closely with our partners at Jansons Property, we look forward to bringing forward a best-in-class urban logistics scheme into this supply constrained market and to take advantage of the acute undersupply of quality space in this strategic location.”

The appointed agents acting on behalf of Jansons were DTRE, Cushman & Wakefield and Haslams Surveyors.
