Works have started on The Interchange, Bristol’s only new Grade A office building under construction and the first commercial landmark at Brabazon. 

YTL Developments is delivering the 86,300 sq ft speculative development, ready for occupation by the end of 2027.

Grade A vacancy in Bristol is currently at 3.5 per cent, the lowest level the city has seen in years.

Located beside the platform of the new train station at Brabazon, The Interchange is part of the wider vision for Brabazon, which includes the YTL Arena, expected to open in 2028.

The eight-storey building will consist of flexible floorplates, a private roof terrace, double-heigh reception, 152 cycle spaces and end of trip facilities.

The building is also expected to meet BREEAM Outstanding, NABERS 5* and WiredScore Platinum certifications.

Seb Loyn, director of planning & development at YTL Developments, said: “Central Bristol is struggling to meet demand for premium commercial space, with Grade A vacancy at historic lows and rents at record highs.

“The Interchange offers a sustainable, connected alternative at Brabazon.”

Savills and Cushman & Wakefield are appointed as office agents for the building.
