The Hillingdon Planning Committee has approved the redevelopment of the Union Park site, known as UP4, by Ark UP4 Ltd.
This project involves expanding the existing data centre campus with a new, free-standing data centre building, as well as energy, power, and water infrastructure, site access and internal roads, security arrangements, and landscaping. Located in the Strategic Industrial Location (SIL) under the Mayor’s London Plan (2021), UP4 is strategically positioned for data centre growth due to its connection to the National Grid. The development will build on the existing data centre capabilities at Union Park, marking the final phase of investment in the project. The design and scale of UP4 will take into account the nearby residential development at the former Nestlé site, ensuring a harmonious integration with the surrounding area.
Sustainability is a key focus, with plans to use heat exchanges, rainwater harvesting, solar generation, and green walls and roofs. The project also aims to enhance biodiversity through significant tree planting and landscaping along the river, canal, and tow path. Union Park will consist of four separate blocks with associated energy centres, office space, and landscaping.
This development represents a significant investment in Hillingdon by Ark Data Centres, with over £1 billion in private sector investment. Upon completion, it will create over 350 highly skilled jobs and training opportunities for residents, contributing to the local economy through higher wages and the development of essential national infrastructure.
The project has received support from the Hillingdon Council’s Business Engagement and Partnership team, Hayes Town Partnership, Canal Partnership, and Hillingdon Chamber of Commerce, all recognising the economic, societal, and environmental benefits. Ark Data Centres is committed to securing apprenticeship opportunities for local young people, further enhancing the project’s positive impact on the community.
