Dominvs Group, a leading London real estate development and investment group, has received a resolution to grant planning consent from the London Borough of Brent in December 2020 for a £250 million mixed-use regeneration project on the Euro House site in Wembley providing 493 apartments and penthouses, a health club, retail outlets and 30,000 sqft (2,787m2) of maker space (light industrial/workshops), complete with the high-quality public realm, canal-like feature, and landscaping.
The consented Euro House development is one of the largest residential schemes within the Dominvs Group portfolio and is part of the group’s strategy to diversify into the residential market over the next five years which includes seeking and undertaking private residential, student, build-to-rent, and joint venture opportunities in London and the wider UK.
Located just a few minutes walk from the iconic Wembley Stadium, the adjacent London Designer Outlet retail village and Wembley Park Underground Station the new Euro House development is designed by multi-award winning architectural practice AHMM (Allford, Hall, Monaghan & Morris). The 541,564 sqft (50,313 m2) development is located on a freehold 2.8-acre industrial site on Fulton Road, with a former warehouse building and yard set to be replaced by four striking new buildings, rising from 11 to 21 storey, containing one, two, and three-bedroom apartments of which 98 provide affordable housing and the balance private sale.
The prime site falls within the heart of the Wembley Area Action Plan, an 87 acre zone which is being transformed into Wembley Park, a new destination for London providing high quality housing, fashion outlets, restaurants, and cafes. Winners of the RIBA Stirling Prize, and many other awards for architecture and design, AHMM, is led by Managing Director Peter Morris, with the practice renowned for designing contemporary buildings inspired by their local history and delivering high profile regeneration projects which include the Television Centre, Elephant Park, Stratford City and Royal Arsenal.
Inspired by the grand Edwardian-era mansion buildings and warehouses of Central London and Manhattan, the new buildings in the Euro House project will have elegant brick faces with decorative cladding, expanses of full height glazing, cantilevered, and recessed balconies, and large terraces to the penthouses on the upper floors. The building’s raised ground floors will create spacious and stylish glass fronted foyers to the various buildings, along with bright and airy retail boutiques and other lifestyle and commercial units.
There are roof gardens on top of podiums and the buildings will be surrounded by wide pedestrian boulevards, landscaped areas, children’s play space and gardens. Another aspect of the project will be to transform Wealdstone Brook, a tributary of the River Brent, into a new canal-like feature within the development, increasing its naturalisation and biodiversity, whilst also creating a pleasant amenity for future residents and visitors.
The development will have more than 900 cycle parking spaces, cyclist friendly pathways, and pedestrian boulevards, supporting Brent’s aspirations for providing sustainable transport solutions in the area.
The flagship London development has been designed to achieve a BREEAM Excellent rating.
