Following community feedback, Flagship has submitted an updated plan to West Suffolk District Council for a regeneration project in Rowley Drive, Newmarket.
Flagship, part of housing provider Bromford Flagship LiveWest, shared an earlier version of its draft masterplan with the community last year. Flagship has since changed its plans to suit the feedback gathered.
Some people interpreted the earlier plan’s indicative density figures and computer-generated images as the finalised proposals. In fact, the masterplan was intended to ‘set out broad principles rather than fixed designs’. Consequently, the updated masterplan focuses on high-level key principles, leaving a modicum of flexibility to ensure continued community feedback may be incorporated.
James Payne, director of regeneration at Flagship, said: “People told us the original masterplan felt too detailed for this stage, and we’ve listened. This is about setting a direction, not locking anything in. The community will be at the heart of the detailed design work that follows.”
Refreshed design guidance better reflects Newmarket’s heritage since character areas now include example materials and images of local buildings. Additionally, none of the new buildings in the development will exceed the current maximum number of storeys.
Mr Payne said: “We want to bring the community back into the heart of the neighbourhood. That means better play areas, safer walking routes, a community hub and more access to nature. And of course, any designs will respect Newmarket’s racing heritage, including potential improvements to the horsewalk along Rowley Drive.
“Residents have been really clear about the things that matter to them, from tackling anti-social behaviour and poor lighting to creating greener, more nature-friendly spaces.
“This is a long-term project, and we want to be upfront about what it involves. For the plans to go ahead, every current home would have to be replaced, and any plans to add more will be worked through carefully as the design develops.”
West Suffolk District Council is now reviewing the updated masterplan. If adopted, Flagship will start working with residents on the detailed design proposals for the area.
The Rowley Drive area includes Icewell Hill, Churchill Court and Regents Court, as well as homes on Rowley Drive, St Mary’s Square and Exning Road. Many of the homes are managed by Samphire Homes, part of Bromford Flagship group.
