A former care home which has planning permission to be converted into a hotel and restaurant is on the market for a guide price of £1.5 million.
Brookwood Manor Residential Home, Holbrook Hall Park, Little Waldingfield, near Sudbury, Essex, closed its doors in 2021. The Tudor style former country house sits in a plot of 2.81 acres and is listed for sale with property agent Savills.
The property received full planning permission in May last year for a change of use from a care home to a hotel and restaurant.
The proposals include extensions to the kitchen and orangery, alongside a new car park area, storage building and a detached residential building to provide additional accommodation.
Thomas Higgins, associate in the development team at Savills in Chelmsford, said: “The main property extends to over 11,000 sq ft and there are almost three acres of grounds, offering a wealth of potential either as a commercial venture or alternative development.
“All of the outbuildings which used to belong to the estate have been converted into residential or commercial units. The remainder of the site is surrounded by agricultural fields to the north east.
“Permission for three new builds and seven converted homes was refused at the end of last year, but the new purchaser could submit an alternative scheme should they wish.
“With a significant history that dates back 400 years, the sale represents an excellent opportunity to bring an important property back into use.”
