The redevelopment of the former pub, the Live and Let Live, 35-37 North End Road, has been approved by Hammersmith and Fulham with a vote of six to one.

The project involves constructing a new building that is two to four stories high and includes further excavation and enlargement of the existing basement. This will feature two new lightwells facing Gorleston Street and will comprise nine self-contained flats (Class C3).

The development will also include associated rooftop plant and enclosure, photovoltaic panels, private amenity space, and facilities for refuse and cycle storage. EO Architects has been tasked with preparing a report for the owner of 35-37 North End Road, located in the Olympia and Avonmore Conservation Area. This mixed-use property currently has a disused pub on the ground and lower ground floors.

The report outlines the site’s context and the design strategy, emphasising a sensitive and site-specific approach that respects the area’s history and surroundings. The owner aims to create an environmentally sustainable development that enhances the area with high-quality design and craftsmanship.

The site is situated in the London Borough of Hammersmith and Fulham, between the Olympia and Avonmore conservation areas, and is part of the Bishop King’s Road sub-area. The surrounding area features a mix of architectural styles, including late-nineteenth-century mansion blocks to the north and Georgian terraced houses to the east. Marcus Garvey Park provides a vital open space in this densely built environment.
