​Hammersmith Council has approved a transformative mixed-use development at Avonmore Road, set to significantly enhance the local area.

 This ambitious project includes the creation of a new primary school and 91 residential units. The scheme involves demolishing existing structures to erect three new buildings, offering a mix of educational and residential spaces designed to foster community integration.

At the heart of this initiative is a 0.4-hectare site near Kensington Station, which will host the new primary school and a nursery, alongside 91 homes. Impressively, 50 percent of these residences are earmarked as affordable, aligning with local authority housing targets. This development is part of the council’s Community Schools Programme, which ingeniously combines housing and educational needs with a sustainable funding model.

Architecture firm BPTW spearheaded the project’s design, ensuring the new structures harmonize with the urban landscape. The school, centrally positioned with residential buildings on either side, caters to up to 240 pupils. Its design, inspired by the local mansion block vernacular, aims to maintain a sense of community. The buildings range from three to six storeys, respecting the scale of the surrounding environment.

Sustainability stands at the forefront of this project, which is designated as a net-zero development. It promises a 74 percent reduction in operational carbon emissions, supported by features such as green roofs and 100 new solar panels. Additionally, the initiative contributes a 26 percent offset to a carbon fund, furthering its eco-friendly credentials. The new school aims for BREEAM Excellent Standards, showcasing a commitment to high sustainability benchmarks.

This development underscores a collaborative effort, integrating views from local community groups, school stakeholders, and residents through extensive public engagement. As a model of thoughtful urban planning, the Avonmore Road project sets a benchmark in responsibly blending community needs with sustainable development goals.
