Ashford Developments has appointed Haslams Surveyors to market a rare warehouse opportunity on the M4 corridor.
The virtual freehold of 46,696 sq ft, A34 Connect building, a new development at Greenham Business Park, is available for sale at a quoting price of £9.95 million.
However, the warehouse can be leased on institutional terms at £13.50 per sq ft.
Neil Seager, managing partner of Haslams Surveyors, said: “This is a very rare opportunity for a business or investor to acquire such a large-scale warehouse in today’s market. It is particularly suited for a logistics-focussed operator wishing to secure a base in a well-located established business park.”
The unit has a flexibly-designed loading door system, ample turning and storage space and first floor office accommodation.
Road links include being a five-minute drive from the A34 with its connections to the motorway network.
Haslams Surveyors joins the incumbent agency teams at Hatch Real Estate and Hollis Hockley.

Being reliant on the A34 to get anywhere is NOT a benefit. Last week I was forced to travel at 20 miles per hour from Oxford to Newbury by two large “classrooms” that were on the back of low loaders and escorted by escort vehicles thereby reducing the already chronically congested A34 to a single track road. That instance ignores the umpteen other times I have been sat on the A34 which has been closed due to a variety of reasons including an oil spillage, lorries going through central reservation, the Abingdon firework display, and car and lorry breakdowns not to mention the congetsuoon caused by the Botley Road railway bridge works that are years overdue completing. Given Newbury, Oxford, Harwell and Southampton are so reliant on this major trunk road link to the M40, surely a case for upgrading the road to a full blown motorway is long overdue. In the meantime, good luck with letting or selling the new building – you probably won’t need it due to the dearth of units of this size elsewhere in the area but purchasers and occupiers beware of the failings of the location!
