Hillingdon Council’s approval of new medical facilities at Stockley Park represents a strategic pivot in property development, transforming a vacant office building into a post-operative care hub.
 This redevelopment project, led by Columbia Threadneedle Real Estate with Iceni Projects as the planning agents and Hale Architecture designing the transformation, exemplifies innovative adaptation within commercially significant real estate zones.
The project involves the conversion of an unoccupied office building, classified under Use Class E, to a healthcare facility falling under Use Class C2. This change facilitates diverse healthcare services including primary, specialty, diagnostic, and rehabilitation care, offering patients comprehensive, convenient healthcare access. By repurposing the underutilised structure, the initiative aligns with modern trends favouring mixed-use development and sustainable site repurposing.
Despite Stockley Park being designated as an Office Growth and Locally Significant Employment Location within the Heathrow Opportunity Area, the transition to healthcare use has gained traction. The Greater London Authority reviewed the proposal, recognising its potential to revitalise a dormant site without conflicting with regional development goals. The GLA and local planning officers have endorsed the proposal, emphasizing its strategic value and minimal impact on local planning frameworks.
Sustainability features prominently in the redevelopment plan, with 100 existing parking spaces being replaced by landscaped gardens. This green initiative, which includes the installation of Electric Vehicle Charging Points and 46 new cycle spaces, supports environmental goals while enhancing the aesthetic and functional value of the Grade II Listed Stockley Park.
