The Hill Group has acquired land on Gray’s Lane in Hitchin, North Hertfordshire, with the intention of delivering 47 new homes, including 40 per cent affordable housing.

The recent addition is located south of the group’s Lucas Lane development which commenced in Summer 2025. The two land parcels will share a joint access from Gray’s Lane.

Planning permission was granted prior to the purchase. Private homes will comprise two to five-bedroom houses. Affordable homes will consist of one-bedroom apartments and two to four-bedroom houses, offered via shared ownership, affordable rent, and social rent.

The group advised that this recent acquisition in Hitchin strengthens their presence in North Hertfordshire, following Hill’s purchase of Icklford Mill nearby with aims to build 56 new homes on the site.

The new homes at Hitchin are expected to launch in Summer 2026 with first occupations scheduled for the end of 2026.
