Hillingdon Council’s Planning Committee has approved a new data centre in Hayes, a significant development for the local property market.
The project, spearheaded by Marvell Developments LLC, is set to transform Unit 4, Silverdale Industrial Estate, Silverdale Road, into a state-of-the-art data centre. This development involves the demolition of existing structures and comprehensive site clearance, paving the way for a modern facility classified under Class B8.
The proposed data centre will feature a rooftop plant, an emergency generator, and an associated flue within an external compound. Additional infrastructure includes a sprinkler tank, pumphouse, security guard house, and a kiosk substation alongside an MV Building. The project also plans for a new access road, internal circulation areas, footpaths, and car and bicycle parking provisions, complemented by hard and soft landscaping.
Occupying a 0.37-hectare brownfield site, the current location includes a vacant warehouse with ancillary office space. The redevelopment will enhance the site’s utility, aligning with modern industrial needs. The Council has stipulated a legal agreement under Section 106 of the Town and Country Planning Act 1990, ensuring contributions towards air quality mitigation (£70,024), a Healthy Streets/Active Travel Zone (£29,700), and a Carbon Offset (£435,604). Additionally, a full Travel Plan and an Employment/Construction Training Scheme are required, alongside a Project Management and Monitoring Fee.
This development not only promises to boost local employment but also aligns with sustainable development goals, making it a noteworthy addition to Hayes’ industrial landscape.
