The Hounslow planning committee has given unanimous support for a new development at Block B, Brentford Lock West, Commerce Road, Brentford and called it a “slam dunk”.
The project involves constructing a part 10, part 11 storey building comprising 124 residential units. All units will be affordable, social rented homes, including 31 one-bedroom, 57 two-bedroom, 31 three-bedroom, and 5 four-bedroom flats.
The development will feature associated landscaping, cycle storage, refuse storage, communal and private amenity spaces, and necessary plant and servicing infrastructure.
The proposal aims to redevelop existing brownfield land designated for mixed-use, including housing, in accordance with the Local Plan. It promises high-quality, affordable housing with a significant focus on sustainability, achieving a minimum 71.4 per cent reduction in carbon emissions compared to a Building Regulations Part L-compliant baseline. The development is designed to be car-free, with disabled parking spaces on the street and ample cycle storage to promote sustainable transport.
The planning committee recommends approval of the application, highlighting the high-quality design that will enhance the site’s appearance and complement the surrounding area. The development is expected to have no adverse impact on neighbouring residents’ living conditions or the local highway network. It aligns with the objectives and policies of the National Planning Policy Framework, the London Plan, and the Local Plan, offering 100 per cent affordable housing with a good standard of accommodation.
The site, a 0.23ha rectangular plot, was previously occupied by warehouses but has been cleared. It is bordered by an elevated railway to the north, Brentford Bus Depot and commercial buildings to the west, and residential areas to the south. The eastern side is part of the wider Phase 3 of the Brentford Lock West Development.
The application is recommended for approval, subject to conditions and the completion of a Section 106 Agreement.
