The Planning Inspectorate have dismissed the appeal made by SSHS Redevelopment Partners against the decision of Cambridge City Council.

The original application sought to demolish most of the existing buildings including 21 Hobson Street; the former cinema. The developer aimed to replace those buildings with 882 sq m of retail units, 4107 sq m of office space, and 349 sq m of community space.

Paul Martinson, the appointed planning inspector, noted: “the former cinema… is an integral part of the twentieth century typology that characterises the distinctive urban grain of… Hobson Street, and makes a positive contribution to… the character and appearance of the [Conservation Area].”

The cinema’s designation as a Building of Local Importance (BLI) was also cited as evidence in support of the appeal’s dismissal.

The inspector has ordered a limited proportion of the appeal costs incurred by SSHS Redevelopment Partners to be paid for by Cambridge City Council.

The application reference is 24/01588/FUL.
