M&G Real Estate has completed a 21,000 sq ft letting at 3 London Square in Guildford to Clyde & Co – the office building’s first new tenant.

Clyde & Co will take the top three floors of number 3, one of a scheme of three buildings acquired by M&G in 2014 which have since undergone major refurbishment. Occupiers in numbers 1 and 2 include WSP, HSBC, Charles Russell Speechly and RSM.

Aaron Pope, director, asset management for M&G Real Estate, said: “This letting marks a positive start to the year for the Guildford office market, as it looks to continue its momentum from previous years.

“We can see a clear pattern of occupiers becoming more discerning in their criteria for office space, both in terms of amenity and sustainability, and Clyde & Co’s decision to relocate to 3 London Square is a major endorsement in this regard.

“From a wider perspective, 3 London Square offers a prime example of how M&G Real Estate has re-positioned an asset to appeal to major occupiers and command premium rents. The addition of Clyde and Co to an already strong occupier line-up further underlines the prestige of the scheme as a whole.”
