The Hounslow Planning Committee has given the green light to amendments to Manderson House, Brentford, despite concerns over the reduction in affordable housing.
The amended plan involves the demolition of existing office and warehouse buildings to make way for two new structures: a part-seven, part-eight-storey building and a part-eight, part-nine-storey building. These buildings will serve both commercial and residential purposes, creating a total of 111 flats.
Key amendments to the original proposal were necessary to comply with the Building Safety Act 2021. These changes include the addition of a second staircase within residential cores to enhance safety. The S73 application process was utilized to further refine the project, enhancing the building’s appearance, increasing amenity space, and improving the landscaping along the ground-floor public realm.
Notable modifications include the inclusion of a secondary means of escape for residential units, changes to the permitted class use to increase commercial flexibility, and an increase in floor area by 782 square meters. Internal configurations have also been adjusted, such as widening staircases and altering the layout of wheelchair-accessible homes. Additionally, the external façade will see reconfigurations, including new windows, doors, and additional balconies.
However, the project has faced criticism for reducing the affordable housing provision from 27 per cent to 20 per cent, equating to a decrease from 30 to 22 homes. Despite this, the committee’s approval marks a significant step forward in the development, promising enhanced safety and improved design features for future residents and commercial tenants alike.
