TBI Manufacturing has taken 44,390 sq ft of light industrial and office space at Mildenhall.

The tube manipulation and fabrication specialist has taken the unit in Chiswick Avenue on the Mildenhall Industrial Park, where it already operates at three others, from Glenstone REIT.

The property comprises a detached light industrial warehouse with ancillary two-storey offices, set in a 2.38-acre site. The company will take occupation in March 2026.

Luke Davenport, director of Cheffins which handled the deal on behalf of Glenstone, said: “TBI is an established business within Mildenhall with over 30 years’ experience in the precision metal fabrication sector.

“The company is an ideal fit for this industrial premises which benefits from a low site coverage.

“Set against the backdrop of a challenging economic climate, it was particularly satisfying to have secured interest from TBI at an early stage in the marketing process and complete on a lease within three months of launching the marketing campaign.

“Whilst take up for the year is likely to fall below the five-year average for the region, demand for secondary grade industrial property continues to show resilience in the face of general economic and business uncertainty.

“With the costs of construction putting pressure on quoting rents of new build stock, good quality existing units in that sub £10 per sq ft bracket are experiencing higher levels of demand as occupiers seek out affordable industrial warehousing.

Raoul Watson, chief executive of TBI Manufacturing, said: “We had been tentatively looking for additional premises within the area and when the opportunity of the Chiswick Avenue facility arose, we immediately contacted Cheffins who accommodated our requests and liaised tirelessly between ourselves and Glenstone REIT throughout the negotiations.”
