The Hammersmith and Fulham planning committee recently approved two proposals for the Matrix Studios Complex, located at 91A Peterborough Road, London.
Despite the approval, the decision faced significant opposition from 21 adjoining properties. The proposals include the erection of an additional floor to create 759 sqm of new Class E(g)(i) floorspace, installation of solar panels, rooflights, and various extensions and alterations to the building’s facade.
Objections raised by local residents highlighted numerous concerns. Many argued there was no demand for the proposed use, citing the shift to digital music recording. Concerns about the intensification of commercial use and overdevelopment were prevalent, with critics describing the project as inappropriate back land development. The design was deemed out of character with the surrounding architecture and residential area, and the green roofs were considered out of context.
Residents also expressed worries about the project’s impact on conservation areas, important views, and vistas. They claimed the submitted drawings were misleading and did not accurately represent the affected properties. The development was criticized as unethical, potentially setting an unwanted precedent. Concerns about overbearing structures, loss of light, overlooking, and light pollution were also raised.
Additional objections included potential noise and disturbance during construction and operation, increased traffic and congestion, and risks to the safety of school children. Environmental concerns were noted, such as increased flood risk and the project’s alignment with sustainability targets. Critics also pointed out inadequate consultation with neighbours and insufficient engagement by the developer and council. Overall, the approval has sparked significant controversy among local residents.
