Plans for 49 homes in the Wokingham borough have been refused in a delegated decision by council officers.

Maverick Properties’ outline proposals to develop a two-hectare site off Heathlands Road were turned down on several points. Officers at Wokingham Borough Council described it as ‘inappropriate, unplanned development outside of development limits’.

They also referred to impact on the landscape and trees on the site and said it was unsustainable in terms of transport.

The applicant had argued its scheme’s location was sustainable and benefitted from a number of services along Heathlands Road including Squires Garden Centre and Holly Cottage Children’s Day Nursery.

Of the 49 homes, 20 were to be affordable.

The team on the project included Colony architects, ET Planning and Motion on transport.
