A screening opinion request has revealed plans for 450 homes and a 200-home retirement village on farmland in Arborfield.
Rubix Land has submitted its request to Wokingham Borough Council to ask if an environmental impact assessment is required for developing pastoral land at Blackcroft Farm in Reading Road.
The 38.65-hectare site, comprising five fields, is bounded by Church Road to the north and the A327 Reading to the east.
The outline plans for the 450 homes, 40 per cent of them affordable, to be submitted include a local centre, new access, landscaping and wildlife provision.
The retirement village includes a community leisure complex and a care home along with the 200 properties.
There is potential for a future primary school.
The team on the project includes OG on planning, David Jarvis Associates on design and GE on ecology.
